Property Condition Assessments - We will complete the PCA in accordance with ASTM E 2018-99, incorporating information gathered during a diligent walk-through of the property, a review of any available documents, and interviews with current tenants. The report will include opinions of probable costs for suggested remedies of the physical deficiencies identified.
Assessment of Condition - Also called a "building inspection." This may be for pre-purchase, refinancing, space leasing, or an assessment of a specific issue. Requests may include an entire building and its systems or may address an isolated issue.
Cost Segregation Studies - This service assists clients to maximize their return on capital from a real property investment while defering income taxes. It is accomplished through re-classification of real property into the appropriate personal property for accelerated depreciation purposes.
Feasibility Studies - Our services will determine potential for renovation, rehabilitation, use conversion, capital investments, etc.
Diagnostics - This is the critical analysis of a particular problem. Some examples of this service would be mechanical or HVAC malfunctions or deficiencies, construction or design deficiencies, storm damage, water infiltration, etc.
Maintenance Planning - We assess the current condition of a building, identify maintenance requirements, establish a schedule for those requirements over the next ten years and recommend an annual budget to cover them.
Capital Needs Assessments - Our services provide identification of necessary capital improvements, scheduling, estimated costs associated with those improvements and recommended budgeting for those improvements.
Reserve Fund Studies - This is designed specifically for condominium associations to identify their capital needs and establish a recommended reserve fund to meet those needs over ten years.
Environmental Site Assessments (Phase I) - We identify the presence or potential risk of hazardous materials that may be relative to a designated property.
Insurance Investigations - When there is a claim made, we determine the cause, evaluate the damage, develop solutions and provide repair cost estimates.
Construction Monitoring - We provide various levels of construction monitoring for residential and commercial projects. We may work on behalf of the owner, developer or lending institution.
